What counts as a "new home" on the MLS®

"New construction" covers three very different purchases, and the difference decides your timeline, your deposit structure, and how much room you have to negotiate.

The grid on this page filters to homes built in 2020 or later, which keeps you in genuinely recent inventory. A lot of "new-ish" listings elsewhere are 2012–2016 builds — a full building-code generation behind what's going up today.

The new-build premium, by the numbers

Here's the number that surprises people: a new build in Calgary trades at a premium over resale of similar size and bedroom count. You're paying for three things — newness, the warranty stack, and (in most new communities) amenities that are still being phased in.

Where that premium lands depends heavily on quadrant. The southwest consistently commands the highest price per square foot for new detached — geography (mountain and Glenmore Reservoir access) plus demographics. The northeast runs the cheapest, frequently $80–120 per square foot below the SW for a comparable detached home; the trade-off is a longer commute to downtown employment. The SE sits in the middle with the widest range of home types and price points thanks to its master-planned communities.

Whether the premium is worth it comes down to hold time. Over a two-or-three-year horizon you may not recover it; over seven-plus years the efficiency savings, the warranty coverage, and the maturing community amenities usually justify it. Run the math on your own timeline, not the show-home brochure's.

Where the inventory is: Calgary's growth communities

New-build supply clusters in the communities that didn't exist ten years ago and are still opening phases. By quadrant:

Northwest — Carrington and Livingston (both Brookfield master-planned), Glacier Ridge (the newest NW community, opened 2022), and Symons Gate. Family-detached areas; schools arrive in phases and transit is bus-only for now, but Stoney Trail keeps commutes reasonable.

Northeast — Cornerstone, Redstone, and the brand-new Lewiston (opened 2023). This is Calgary's value quadrant for new construction — the strongest dollars-per-square-foot in the city — at the cost of distance from the core.

Southwest — Belmont, Yorkville, Wolf Willow, Pine Creek, and Sirocco are the active SW phases. Yorkville (Mattamy) has been one of the fastest-selling communities in the city. Highest price-per-sqft, closest to the mountains.

Southeast — the loudest master-planned story in Calgary. Mahogany (the flagship lake community, winding down its final phases), Seton (anchored by the South Health Campus and becoming a second downtown), Hotchkiss on the newest fringe, and Logan Landing plus Rangeview from pre-sale to active. Broadest selection of price points and home types.

South — Cranston's Riverstone (Brookfield) along the Bow River escarpment — premium pricing for river-valley views and pathway access, at a smaller scale than the SE communities.

Who's building it

A relatively small roster of builders dominates Calgary's new-construction market. Reputation matters here — warranty claims and mid-build change orders go far more smoothly with an established name.

The volume builders most active across the master-planned communities: Brookfield Residential, Jayman BUILT, Mattamy Homes, Trico Homes, Cardel Homes, Sterling Homes, Truman Homes, Shane Homes, Morrison Homes, Excel Homes, and Homes by Avi. Each has a lane — Jayman is known for net-zero-ready models, Brookfield develops the very communities it builds in, Mattamy for the townhome-plus-detached mix in places like Yorkville.

For higher-end infills and SW estate lots, the custom and luxury names include Albi Homes, Calbridge Homes, Empire Custom Homes, and Crystal Creek Homes, plus a long tail of boutique builders. Budget 9–14 months for custom versus 6–8 for a spec build.

The cost stack beyond the sticker price

The advertised price is rarely the cheque you write. The Calgary-specific extras to plan for:

Timeline: spec, pre-sale, and custom

Buying spec skips almost all of this — possession is generally 30–60 days after a firm offer. Pre-sale and custom run a staged process:

  1. Contract and deposit — typically 5–10% at signing, balance staged
  2. Design-centre selections — 4–8 weeks of finishes and any minor plan changes
  3. Permit and lot prep — 4–6 weeks, often overlapping selections
  4. Foundation — weather-dependent; winter pours are slower
  5. Framing and mechanical rough-ins — 8–12 weeks
  6. Drywall and finishing — 8–12 weeks
  7. Walkthrough and possession — usually 6–10 months total for a single detached

The move that saves buyers five figures

This is the part most first-time new-build buyers learn too late. Register your REALTOR® with the builder before you tour the show home.

When a REALTOR® introduces and registers a buyer client up front, they represent the buyer's interests with full fiduciary duty — and they're paid directly by the builder out of a designated marketing fund, at no cost to you. Walk into the show home alone first and then try to add representation afterward, and the builder won't pay that fund retroactively; whatever is owed under your Buyer Service Agreement can come out of your own pocket. On a $700K purchase, that's routinely a five-figure surprise.
