If you're not sure where to start, the quadrants are a useful first cut. The NW (Tuscany, Royal Oak, Edgemont) leans family-detached and runs higher. The NE (Saddle Ridge, Skyview, Cornerstone) is younger and more affordable. The SW (Aspen, Springbank Hill, Discovery Ridge) is the most expensive on average. The SE (Mahogany, Auburn Bay, McKenzie) has more new construction and lake access. Downtown is condo-heavy.
